With an aim of tapping into the rising demand for high-end second homes, Delhi-NCR-based real estate developer Scapes Hospitality has launched its luxury villa project in Himachal Pradesh’s Kasauli.
Nestled in the pristine landscape of Kasauli hills, the project “1842 Kasauli” spreads across 10 acres of land and offers a seamless blend of heritage charm and contemporary elegance.
Sameer Mutreja, Co-Founder and Promoter, Scapes Hospitality said that the company plans to invest around Rs 150 crore in the project with an expected top line of over Rs 350 crore.
“The project, 1842 Kasauli, comprises only 39 villas spread across 10-acres ensuring unparalleled exclusivity. Each villa is priced between Rs 7 crore and Rs 10 crore, while individual estates are valued at approximately Rs 15 crore to Rs 25 crore. Our objective is to curate unforgettable experiences by harmonizing heritage aesthetics with contemporary luxury,” he said.
Sanjay Khanna, Co-Founder & Promoter, Scapes Hospitality said that it will be a by invitation property and the total timeline to fully deliver the project is three years.
He said that the villas typically range in size from 4,000 square feet to 6,000 square feet (sqft), while the club house spans an area of 10,000 sqft to 13,000 sqft.
Growing second home demand
Demand for second homes located at holiday destinations is increasing as people, especially high-net-worth individuals (HNIs), desire to invest in luxury villas or holiday homes situated in hill states or near the beaches especially in Goa.
According to an annual Luxury Outlook Survey 2025 conducted by India Sotheby’s International Realty (ISIR), nearly 62 percent of wealthy Indians, including HNIs and UHNIs, are interested in investing in luxury real estate in the next 12-24 months despite a substantial rise in luxury property prices in the last two years and subdued economic growth.
Ashish Singh, Co-Founder and Promoter, Scapes Hospitality said that hill stations are rapidly emerging as prime investment destinations within the luxury and ultra-luxury segment.
He said that the project reflects the growing recognition of these locations as offering not just a tranquil lifestyle retreat, but also a compelling investment opportunity.
“The combination of strong rental yields and substantial property appreciation, coupled with improved accessibility, makes these second homes a truly astute long-term asset. Each property of 1842 Kasauli is projected to yield a rental return of 5-8 percent annually," he said.
