Film actor Manoj Bajpayee, along with his wife Shabana Raza Bajpayee, have sold their apartment in the upscale Mahalaxmi neighbourhood in south Mumbai for Rs 9 crore, according to documents reviewed by the real estate consultancy platform Square Yards and the property sales platform IndexTap.com. The actor had purchased the apartment, located in the Minerva residential tower, in 2013 with his wife Shabana for Rs 6.40 crore.
The tower was built by Lokhandwala Kataria Constructions, and has 362 units on a two-acre land parcel. The apartment sold by Bajpayee has a carpet area of 1,247 sq ft, or 116 sq metres, and has two car parking spaces covering a total of 240 sq ft, or 22 sq metres.
Bajpayee has also been an investor in commercial real estate, investing Rs 32 crore last year for four office spaces at Oshiwara in Mumbai's western suburbs.
The apartment is located in the 47th floor of the building, according to details shared by IndexTap.com. The buyers have been identified as Praveen Jhanji and Saloni Jhanji. A stamp duty of Rs 54 lakh was paid for the transaction, which was registered on August 16.
Minerva, one of the tallest buildings in Mumbai, has also been mired in controversies, with long delays in giving possession to homebuyers leading to the Maharashtra Real Estate Regulatory Authority (MahaRERA) ordering the developers to provide interest to a homebuyer. The developer received part-occupation certificate in early-2023, with the developers having earlier sought, and received, an extension to the registration of the project to December 2024 from MahaRERA. The project is now complete, according to the developers.
The developers had argued a series of policy changes, court orders, and objections, including from the nearby Arthur Road jail, as having delayed construction at the project. Lokhandwala Kataria Constructions later brought in Shapoorji Pallonji Real Estate to market the project, which also brought in financing support.
