Aniket Vishwas, a marketing professional, shifted to New Delhi from Kolkata with a new job, but toiled hard to find a good one-bedroom apartment on rent close to his office in Connaught Place.
“It took me nearly a month to find a suitable 1 BHK flat in BK Dutt Colony near Jor Bagh. It is located close to my office. I shell out nearly Rs 27,000 per month as rent for a furnished apartment,” Vishwas said.
Vishwas is not alone – most people who are transferred to the national capital struggle to find a budget-friendly home, especially one-bedroom flats. According to experts, there are few options of one-bedroom flats in Delhi, especially around central business districts like Connaught Place, but it’s not as though none is available.
Budget friendly
Experts said people who get a job in or are transferred to the national capital, generally prefer to rent one-bedroom flats. Budget-friendly options are generally available further away from central business districts.

Residential hubs near Connaught Place such as Bengali Market, Lodhi Colony, and Gole Market do not have one-bedroom apartments for rent, said Kuljeet Dhingra, a broker in central Delhi.
“People can rent budget-friendly 1 BHK apartments in areas such as Rajinder Nagar, Mayur Vihar, Laxmi Nagar, Bhogal, Model Town, Malviya Nagar, Gautam Nagar, among others. Rent of 1 BHK apartments here generally ranges from Rs 15,000 to Rs 25,000 per month, depending on the amenities and floor preference. These locations are closer to central Delhi and are better connected through metro services,” Dhingra told Moneycontrol.
He said people can find options in the range of Rs 15,000 to Rs 20,000 per month in areas further away such as Dwarka, Tilak Nagar, Janakpuri, and Uttam Nagar, which are also well-connected with central Delhi.
However, if one has to travel to work in Connaught Place by road, then areas such as Dwarka, Janakpuri, and Tilak Nagar are not recommended because of heavy traffic during peak hours on arterial stretches, he said.
Expensive 1 BHKs on rent
Dhingra added that areas such as BK Dutt Colony, Sewa Nagar, and Jor Bagh have fewer one-bedroom options but those that are available are expensive, with rents of furnished flats at Rs 25,000-30,000 per month. Additionally, he said people can explore options like one-room kitchen sets, for which the rent could be Rs 13,000 to Rs 18,000 per month.
Neelesh Garg of Southdelhiprime, a real estate consultancy, said many people prefer to rent flats in Lajpat Nagar, East of Kailash, Kalkaji, and Malviya Nagar, which offer both affordable and expensive options.

“People generally go after connectivity and they choose areas which are better connected either by metro or by road. In areas like Kalkaji, Jangpura, East of Kailash, and South Extension, 1 BHKs are generally costlier than in other areas because of connectivity with central Delhi. Here, one can rent a good 1 BHK apartment for a monthly rental ranging between Rs 25,000 to Rs 30,000 depending on amenities,” he said.
Garg added that areas like Greater Kailash 1 and 2, and Defence Colony have fewer but costlier options, where rentals may go beyond Rs 30,000.
Co-living, PG options
Experts said those with a budget of Rs 15,000 to Rs 25,000 can consider co-living options in good locations such as Greater Kailash 1 and 2, Jangpura, and South Extension.
Garg said some working people prefer paying guest options. Good PG accommodation is available in south Delhi locations such as Kalkaji, Lajpat Nagar, South Extension, East of Kailash, and Malviya Nagar. The monthly rentals for PGs are Rs 20,000 to Rs 25,000, including meals.
