The Uttar Pradesh Stamp and Registration Department is likely to implement revised property circle rates (or ready reckoner rates) in Noida, in the new financial year, with increases ranging from 20 percent to 70 percent. Property prices in Gautam Budh Nagar which include Noida, Greater Noida, Jewar and the Yamuna Expressway region are expected to see a jump because of hike in circle rates.

Market observers say that an increase in circle rates results in higher stamp duty, thereby raising transaction costs for property buyers, particularly those with limited budgets already facing soaring property prices. Therefore, the proposed hike in circle rates will also have some impact on the sales in the near future because besides increased property rates home buyers will have to pay more stamp duty charges as well.

What is the circle rate?

Government-set circle rates dictate the minimum property valuation for calculating stamp duty and registration costs. Circle rates are generally revised every year but the Uttar Pradesh government has not increased the rates for the district in the last nine years.
