Real estate developer Emaar India, the domestic arm of UAE-based Emaar Properties, has announced an investment of around Rs 1,600 crore to develop a luxury residential project in sector-86 in Gurugram, as part of its strategy to strengthen its presence in the National Capital Region amid robust housing demand.
The project, titled “Serenity Hills”, will be located near Dwarka Expressway and spread across 25.90 acres. The company will develop the project in two phases and will offer around 997 apartments.
“We are launching the first phase of our new housing development in Gurugram, which will include 997 apartments spread across seven towers. The total investment excluding the land cost for the first phase of the project is expected to be around Rs 1,600 crore,” said Kalyan Chakrabarti, CEO, Emaar India.
Serenity Hills will be developed in collaboration with a landowner partner and has received IGBC Platinum pre-certification, underscoring its focus on green and energy-efficient construction.
He said that the new project aligns with company’s broader plan to scale up operations and meet rising demand in the luxury housing segment, driven by improved consumer sentiment and infrastructure upgrades across Gurugram.
The project will offer 3BHK and 4BHK residencies, with the larger inventory consisting of 3BHK homes. The project will also offer approximately one lakh sq. ft. of amenities. The apartments will be available in three sizes starting from 948 sq. ft. carpet area to 1576 sq. ft. carpet area.
“The apartment prices will start from Rs 3 crore and will go up to Rs 5.7 crore depending on the size of the flat. Construction on the project will start after a few months and the expected completion timeline is June 2030,” he said.
Strategically positioned in Sector 86, Serenity Hills enjoys seamless connectivity via the Southern Peripheral Road, Dwarka Expressway, and NH-48, with easy access to major business districts, schools, and healthcare hubs.
Conceptualized as an IGBC Platinum-rated sustainable development, Serenity Hills integrates solar PV systems for common areas, modular rainwater harvesting, and advanced sewage treatment, central water softening plants, organic waste converters, and energy-efficient glazing.
Emaar India has presence in residential and commercial spaces across Delhi NCR, Mohali, Lucknow, Indore, Jaipur, and Alibaug. Currently around 12.5 million sq. ft. of Emaar India’s project are under construction.
