Apple has a significant presence in Hyderabad

Consumer electronics gaint Apple has expanded its presence in Hyderabad by leasing an additional 64,125 square feet of office space at the Waverock campus at Nanakramguda, near Gachibowli, a prominent technology hub for a starting monthly rent of Rs 80.15 lakh with a tenure of 60 months.

The expansion comes at a time of heightened geopolitical tensions, with US President Trump raising tariffs on Indian imports and pressing Apple to shift some of its manufacturing back home. The tariff push had even prompted Apple CEO Tim Cook to commit $100 billion of investment in the US.

According to registration documents accessed by Propstack, Apple is expected to pay a starting rent of Rs 125 per square foot per month, including a 'warmshell' rent of Rs 74.18 and a fitout rent of Rs 50.82. This translates to a starting monthly rent of Rs 80.15 lakh, with the tenure of the lease at 60 months and a deposit of Rs 4.80 crore. The rent carries an escalation of 4.77 percent per year.

“Hyderabad has long been Apple’s largest talent hub in India and a major development center for Apple Maps. With ongoing engineering expansion, it continues to be a key city for the company,” one source said.
