NGT greenlights expansion of Shah Rukh Khan’s iconic Bandra home Mannat, paves way for two new floors

Shah Rukh Khan’s iconic sea-facing residence, Mannat, has been given the go-ahead for further expansion after the National Green Tribunal (NGT) dismissed an appeal challenging its renovation plans. The ruling clears the way for the Bollywood superstar and his family to continue with the project without any legal obstacles.

The petition against the renovation had been filed by activist Santosh Daundkar, who argued that the Maharashtra Coastal Zone Management Authority (MCZMA) had wrongly issued Coastal Regulation Zone (CRZ) clearance earlier this year on January 3. The activist claimed the renovation violated environmental norms. However, the NGT rejected these claims, calling the plea “without force.” The tribunal clarified that the work at Mannat falls under CRZ-II regulations, which permit construction on the landward side of existing structures.

According to reports, the renovation will significantly alter Mannat’s structure. Two new floors will be added, creating a seventh and eighth floor designed as a duplex flat connected by an internal staircase. Once complete, Mannat will stand at a height of 37.54 metres, featuring two basements, a ground floor, and eight upper levels. The design has already received approval from the Brihanmumbai Municipal Corporation (BMC) on November 7, 2024, and is located in a residential zone as per the city’s DP 2034 plan.
