Naidu comeback: Experts expect 10-15% real estate price correction in Hyderabad, resurgence in Amaravati

Experts say newly elected chief minister Chandrababu Naidu has already proved his mettle in developing Hyderabad as an IT-ITeS and industrial hub earlier, thereby spurring rapid real estate development.

Experts said that since the bifurcation of Telangana and Andhra Pradesh, Hyderabad has slowly consolidated its position in one of India's top real estate hubs.

Recent political developments and newly elected Andhra Pradesh chief minister Chandrababu Naidu's renewed focus on Amaravati have stirred up the real estate dynamics in Hyderabad, the capital of Telangana. The Telugu Desam Party's mandate in neighbouring Andhra Pradesh, with a sizable majority and a significant ally at the centre, may cause Hyderabad's real estate market to moderate, albeit gradually, with several investors and businesses expected to migrate to Andhra Pradesh, say experts.

This shift could draw some investments away from Hyderabad, leading to a temporary correction in the Telangana capital's real estate prices by 10-15 percent and a potential dip in the commercial real estate market, they add.

Research by real estate consultant ANAROCK added that Andhra Pradesh's potential development can be a double-edged sword for Hyderabad's real estate. "However, the overall impact is likely to be positive as Andhra Pradesh's growth could spark a ripple effect, attracting businesses and investors to the entire region," it said.
