BMW Techworks India Private Ltd, a joint venture between the German BMW Group and Tata Technologies, has leased a 58,920 square feet office space in Bengaluru’s Whitefield area, data from Propstack shows.
The deal is the latest in a series of large commercial leases by technology firms in Bengaluru this year.
The space in the Sumadhura Capitol Towers has been leased from Simpliwork Offices Pvt Ltd in two phases, with 30,000 sq ft commencing in September and 28,920 sq ft starting April 2026.
The lease covers six floors for a tenure of five years, with a rent of Rs 1.04 crore a month at a rate of Rs 175.50 per square foot. The company has placed a security deposit of Rs 5.21 crore, and the agreement includes an annual escalation of 5 percent.
Tata Consultancy Services (TCS) recently leased 1.75 million sq ft of office space at Sattva Knowledge Point in Yeshwanthpur, Bengaluru, for about Rs 975 crore over five years.
Earlier in year, TCS also leased 1.4 million sq ft at 360 Business Park, Neeladri Road, Electronic City, on a 15-year term at Rs 9.31 crore per month.
Amazon leased over 1 million sq ft in North Bengaluru in June, while Apple India signed a 10-year lease for 2.7 lakh sq ft in August, valued at over Rs 1,000 crore including rent and maintenance.
