    The market in NCR is not all that great for pure appreciation as of now. I would suggest that you hold the property for at least 5 years, after which the graph would have improved

    Absolutely. Prices are rock-bottom in Pune, and developers are offering very attractive deals on top of that. You are spoiled for choice in that city

    Some of the best areas to invest in are Worli, Wadala, Vashi and Airoli. With regards to the second part of your question - that depends on various factors, such as the exact location of the property, the age of the building, etc. You definitely save on interest payout by buying via 100% self-funding, though. If you are going for under-construction properties, you need to check the existing construction progress and when the project is likely to be completed

    Ambattur and Oragadam in West Chennai; Old Mahabalipuram Road, Gudavanchery and Pallikaranai in South Chennai are amongst the top destinations for residential options. Since Chennai is largely end-user driven, prices remain range-bound and your budget is sufficient for a good flat in any of these areas

    In the current market environment, no mid-range property anywhere in India will be able to generate those kinds of returns over the next five years.

    It depends on the city. Mumbai still has a lot of investors, while Pune is about half-and-half of investors and end-users. Chennai, Hyderabad and Kolkata are pretty much end-user driven, while NCR still has a lot of investor properties

  • guest: Where is the Real Estate Heading in next 5 years? Specially in Smaller Cities like Vadodara?

    Real estate demand - and therefore development - will be driven to cities where job generation is highest, especially jobs in industries like IT/ITeS and manufacturing. The identified Smart Cities will see a lot of traction if they actually manage to show specific Smart City progress on the ground. Vadodara benefits from a lot of business generation, especially among the trader community. As such, it has very good potential for growth

    Supertech has received all the necessary approvals for this sports-centric housing project in Greater Noida, which will be developed at a cost of over Rs. 1,100 crore. It is therefore a very ambitious project, which may take some time to get completed. If you have a sufficiently long investment horizon (at least 5 years) you should see good returns

    Not likely. The Indian real estate sector will take at least two more years to start showing very significant recovery. RERA, GST and demonetization have had a huge impact. The industry needs time to adjust to the new status quo

  • Anuj Puri:

    If you`re buying it to construct your own home on the plot, then this is as good a time as any. However, I would not suggest it as a good investment option if the plot is too small to interest developers in the future. Ready-to-move built-up properties will get better returns in Greater Noida

    Over the long-term, definitely. Nanded City is being developed by the same builder who created Magarpatta, which has been a super hit. However, this is still a developing area and it will take time for considerable demand to be pushed there

    Yes, it is a good opportunity, but much depends on where you buy the flat. If it is close to the IT hubs of Hinjewadi or Kharadi, or any of the large automobile industries in PCMC, you should get steady rental income

  • guest: Is it advisable to purchase a 12-14 year old flat in hyderabad in madhapur area? I am looking for a flat in madhapur area, which is very close to the IT companies. A new flat in this area will cost around Rs 1.00 crores which the same size flat will cost around Rs 50 lacs if the flat is around ten to fifteen years old. But what will be the resale value of the old flat and overall whether is it worth investing Rs 50 lacs in old property?

    It is worth it if the project is by a good builder and has a strong housing society in place. This will mean that there will eventually be a consensus on redeveloping the project, which will result in larger, more modern flats for everyone in the same location.

    Sector 93B is close to many developing areas like Sectors 137, 100, 104, 107, 108, 110, 128, 129, 131 and 133. It also has good schools, hospitals and office complexes close by, so future demand will be good
