Esencia Partners, represented by Manipal Group chairman Ranjan Ramdas Pai, has purchased a prime property on Lavelle Road in central Bengaluru for Rs 165.6 crore, according to Zapkey.
The property, located in the Shantala Nagara area of Bengaluru, has a site area of 25,824 square feet and includes two buildings constructed on it, measuring about 3,339.99 square feet, each. The document lists the plot as originally allotted by urban development authorities such as the BDA.
According to property registration document said that, the buyer, Esencia Partners, bought the site from Mira Angeline Cummins, an Australian national. The sale was registered at the Halasoor sub-registrar office on 9 October 2025. The record shows that the transaction was executed under the Karnataka Stamp Act, 1957, and the stamp duty was paid electronically.
Ranjan Pai is the chairman of the Manipal Education and Medical Group, which operates in education and healthcare across India. He represented Esencia Partners in this transaction, according to the registered sale deed.
Lavelle Road is among Bengaluru’s most sought-after locations, known for its premium homes, offices, and embassies. The area forms part of the city’s central business district, which continues to attract high-value real estate investments.
