Bungalows In Pune – A Vanishing Breed

Over the past two decades, Pune‘s real estate landscape has particularly been transformed by modern apartment buildings. Thanks to the rise in land rates and rapid depletion of suitable plots, the days when individuals could choose to build their own homes in Pune are almost gone.

The real estate market of Pune has gone through tremendous changes - especially in terms of housing formats. Over the past two decades, Pune’s real estate landscape has particularly been transformed by modern apartment buildings. Thanks to the rise in land rates and rapid depletion of suitable plots, the days when individuals could choose to build their own homes in Pune are almost gone.


This is sad, because bungalows have historically been a very distinctive feature of this city’s real estate market. Though demand for them remains high, availability of quality bungalows in Pune is on the decline. What remains now are bungalows built decades ago rubbing shoulders with tall residential apartment buildings, and the elite bungalow colonies of the ultra-rich.


This decline in bungalows as an offering on the Pune real estate market has, in fact, begun eroding some of the city’s unique culture and individualism. While one can find beautifully maintained private residences to admire around the city, these premises have now become symbolic of a standard of living that is no longer available in the current times.


There are many reasons why a bungalow is by far the most superior residential configuration. They provide unequivocal and complete ownership, with no shared components such as is the case with modern flats and apartments. In fact, I am reminded of the observations of a respected spiritual man from Coimbatore many years ago very significant. Never having encountered the ‘flat system’, he quizzed the disciple who had invited him into his new modern apartment on what part of this home was really his own.


All he could see was that the floor was somebody else’s ceiling, the ceiling somebody else’s floor and the common walls between units. This is a simplistic way of looking at things, perhaps, but it was nevertheless an astute observation. The point is, bungalows are the only housing format that provides complete ownership as well as total privacy to its owner.


Also, bungalows provide the rare luxury of complete work-life balance for those who have worked hard to be where they are today. Though this is not apparent to outsiders, most of Pune’s bungalows operate as both residential premises and places of work. Since a bungalow provides well-defined and spacious areas for many functions, they can be used to house large families and operate as offices at the same time. No housing society restrictions on usage of the area apply.


The safety factor is probably one of the most important advantages of living in a bungalow. As it is a separate unit with its own compound, the security of a well-located bungalow is quite incomparable. While this is not true for the isolated units we see in the under-developed outer regions, bungalows that are part of a larger township share the high security levels of these projects. One example of this is Bloomfield, one of the last few township projects in Pune that offer bungalows as an option.

In the rapidly proliferating concrete jungle of apartment buildings, this unique housing format is becoming a rarity. Nevertheless, projects like Bloomfield still offer an opportunity for the bungalow lifestyle to the city’s discerning few who will not settle for anything less.
