Karisma Kapoor has leased out a residential unit in Mumbai’s Bandra West for a monthly rent of Rs. 5.51 lakh, according to property registration documents reviewed by Square Yards on the IGR Maharashtra website. The agreement, registered in November 2025, adds a fresh high-value rental transaction to one of the city’s most competitive real-estate pockets.
The apartment is located in Grand Bay Condominium on Hill Road, a building that sits in the heart of Bandra West’s busy yet highly desirable stretch. As per the documents, the unit has a carpet area of 204.38 square metres, roughly 2,200 square feet, and comes with three car parking spaces. The stamp duty paid for the deal amounts to Rs. 17,100, while the registration charge is Rs. 1,000. The agreement also includes a security deposit of Rs. 20 lakh.
Square Yards’ analysis notes that the lease runs for one year from November 2025. With rent fixed at Rs. 5.51 lakh per month, the total rental value over the tenure adds up to Rs. 66.12 lakh.
The same flat was leased earlier as well, with records showing a previous agreement registered in November 2023. That contract covered a two-year period beginning November 2023. Rent was set at Rs. 5 lakh for the first year and rose to Rs. 5.25 lakh for the second, taking the total rent payable during the earlier lease to Rs. 1.23 crore.
Bandra West remains one of Mumbai’s most sought-after neighbourhoods, a mix of upscale residential pockets, high-street markets, strong social infrastructure and easy connectivity. Its links to Bandra Kurla Complex, Mahim and Santacruz, along with upcoming metro lines and established rail networks, keep demand consistently high.
