Bollywood director Subhash Ghai and his wife, Mukta Ghai, have purchased a new apartment in Bandra West, Mumbai, for a substantial Rs. 24 crore, according to property registration documents.
The transaction, registered in February 2025, was reviewed by Square Yards using data from the Inspector General of Registration (IGR) Maharashtra website.
Bandra is a popular residential area, especially for those working in the nearby Bandra Kurla Complex (BKC), a major business hub. Its excellent connectivity, including the Western Express Highway, Bandra-Worli Sea Link, the international airport, and upcoming metro lines, makes it a desirable location. Several Bollywood celebrities, such as Suniel Shetty, Ranveer Singh, Deepika Padukone, and Sonakshi Sinha, along with sports figures like KL Rahul and Athiya Shetty, already own property in this area.
The Ghai's new home is located in the 81 Aureate project by MJ Shah Group. This project spans 4.48 acres and offers 4 BHK apartments. The property documents reveal that the apartment has a carpet area of 4,364 sq. ft. (405.42 sq. m.) and a built-up area of approximately 5,239 sq. ft. (486.69 sq. m.). The purchase also includes three car parking spaces. The couple paid Rs. 1.44 crore in stamp duty and Rs. 30,000 in registration charges.
Square Yards' analysis of IGR data shows that 8 transactions, totaling Rs. 76 crore, were registered in 81 Aureate between February 2024 and January 2025. Currently, the average resale price for a 4BHK in the building is Rs. 51,636 per sq.ft., while the average monthly rent is around Rs. 8.5 lakh.
Interestingly, Square Yards also found that Sonakshi Sinha recently sold an apartment in the same building, 81 Aureate, for Rs. 22.50 crore. Records indicate that Sinha still owns another apartment in the same project.
