guest: I hold IREO Grand Arch from the day it project was launched. What is the current market rate? Shall I hold it or sell? Also advise how much rent can I expect from 2200 sq fts apartment. I hope possession will be given by Sept end.
Aditya Verma: The going rate for Golf Course extension is approximately 9000/- psf but IREO being a premium project should command a premium from the market price. I think you should keep it as I am extremely bullish on the forthcoming prospects of extension road. The rent expected may not be good initially for 1st 12-18 months. It should however stabalise in the range of 28-30/- psf.
guest: What is the current market rate of 1300 sq ft apartment of Ansal Height is sector 92 Gurgaon?
Aditya Verma: I would not a update on the specific project but Sector 92 Gurgaon should be in the range of 5500/- to 6000/- depending on the credibility of developer.
guest: Hi, My husband has bought flat in noida in Subvention scheme . Loan is from DHFL only after 2 years . is this a gud investment and taking loan from DHFL is advisable when other banks are giving at low ROI. Can I switch my loan in B/w?
Aditya Verma: If your husband is a working professional he should be able to get a loan at 10.25% to 10.75% in the current market. if your current loan is at a higher rate, you can consider shifting. Putting money for investment by taking a loan may not be a good idea as you may not get the required RoI unless you have put at least 40% amount from your side. Just do the maths and you will realise this.
guest: Is it advisable to invest in upcoming commercial projects on Dwarka Gurgaon express. Can I expect some return in next 12 months?
Aditya Verma: Dwarka Expressway is essentially coming up more as a residential hub and I do not expect too much commercial development taking place there. If your interest is in commercial investment, you can look at Noida or Gurgaon where I expect commercial property to appreciate faster.
guest: Hello Sir, How do u see prospects for Balkum area in thane,bez lots of development is happening there,proposed university is also coming there so how do u see the apperciation
Aditya Verma: I am sorry, I am not too familiar with this area hence unable to answer.
guest: Hi Sir, I am looking for a 3 BHK apartment at Gurgaon, Can you please suggest some good projects from reliable builders in Gurgaon within budget 90L to 100L which may give possession between 6 months to 36 months
Aditya Verma: As a company policy we do not suggest any specific projects or developer. However, in a budget of 100 lac there are plenty of options in ready to move in flats in DLF Phase III, Some societies in sector 45 to 57. If you have a time horizon of 5 years, you can also look at new development in Manesar or Dwarka Expressway. Out of all these I would recomment, Golf Course Extension road but you need a higher budget for that.
guest: Is it ok to buy first property in subvention scheme , if it is not purchased for investment.
Aditya Verma: I am not a big fan of subvention scheme as they are typically offered by Cat B & C developers. However, if you have found one from a reputed developer with decent track record of timely delivery, you can consider.
guest: hi what is expected to give more returns in near future, dwarka or gurgaon?
Aditya Verma: If you go by the past 12 months, Gurgaon will give you higher returns compared with Dwarka. For details, you can check the price data on pricetrends.makaan.com
guest: Sir, Now a days lot of builders are launching Studio apartments. Is it advisable to make investment in these apartments? Do you see any appreciation in near future .
Aditya Verma: Studio apartment is a good investment if it is located close to a commercial hub specially IT and ITES companies. Location is the main criteria for Studio apartment so if location is good you can consider. The offtake of studios has been muted in most markets expect Mumbai but I feel this trend will pick over the next few years.
guest: Dear SIr, I am interested in buying one Orchid Island floor on first floor with 1600 sq fts area in Gurgaon. Do you think it is going to be good investment. Also let me know what is the current market rate going on??
Aditya Verma: As a company policy we do not suggest any specific projects or developer. I am sorry.
guest: Hello Sir, I have offlate observed that a lot of companies launch studio apartments. What is the potential of studio apartments as an investment option? Jaypee launched Buddh Circuit Studios I a month back which got sold within 3 days. Now they have again launched Buddh Circuit Studios II at 500 Rs higher! This is also expected to finish off in the next 3 days per different agents.
Aditya Verma: You can address me as Aditya, Sir is very formal. Most properties in India are sold by creating fear of a price increase or by creating artificial supply scarcity in the market. If you are investing your hard earned money, do not get influenced by these market information. Overall, I can say if you have the money, you are a KING in the current market. So hold on to your money and negotiate hard for a good bargain (purely on the merit of project and not because of pressure from market)
guest: Hi Adi, Which area will give more return Noida Expressway or Greater Noida.. In next 5-6 years time horizon? I mean what is your calculation?
Aditya Verma: I will put my money on Expressway as it has a good mix of residential and commercial establishment. Greater Noida is still pre-dominantly a residential hub. Typically, property appreciate better if it is a mix-use development. Hope it helps.

Aditya Verma: If you an Indian national, I do not see why you cannot invest in Vasant Kunj or for that matter any other place in India.
