virgo16: Hi Sir, I have a property (independent floor) Vatika (Vatika India Next) in Gurgaon sec 82(expected possession in 2013-14) . But I stay with my family in Noida (on Rent). will It be prudent to swap this property to new project at noida..If yes suggest some good projects in Noida.
Vineet Singh: One benefit of having a property in another city is that you can claim HRA along with the tax benefits on your home loan (in case you have taken it). Vineet Singh: It`s a well connected area in Rajarhat which is why it should see better appreciation in the coming years. In the next 3 years, you can expect around 20-30% appreciation in this area.
guest: Purchasing independant hosue at outskirts of city vis-a-vis a flat in an apartment in the most posh area of city - which one would you suggest? Also, on what parameters should one base/weigh such decision, as per your experience?
Vineet Singh: If one is looking from an investment perspective, an apartment in a posh area will definitely be more liquid and will give better returns compared to an independent house in the outskirts. From an end user perspective, depending upon your personal preferences, distance to amenities, distance to workplace etc. will impact your decision.
guest: Q. Do you think real estate is going through a lean phase and would it not get worse over the next 1 or 2 years if we see huge correction in the Equity markets in India as well as world over? I live in Jaipur, what are good property prospects in Jaipur?
Vineet Singh: If the economy does well for the next 1-2 years then you will see its impact on the real estate industry as well. Higher purchasing power and lower interest rate might rejuvenate the interest from buyers. In Jaipur, you can look at Ajmer Road, Tonk Road and Jagatpura for options. guest: is it good to buy apartments or independent house on sarjapur Outer ring road bangalore as i see apartment with good builders are littlle pricy my budget is 45lacs.
Vineet Singh: You can get a 2 bhk apartment from B or C level builders on Sarjapur outer ring road in this budget. If it suits your preferences, you should surely go ahead.
guest: Any idea of chennai real estate market in future around Pallikaranai ?
Vineet Singh: Currently, properties in this area are around 4200-4300 psqft. Overall, localities in South Chennai haven`t seen much appreciation in the last quarter.
guest: Your views on Greater Noida as investement @ Rs.3100-3200 for 2bhk on new constructions
Vineet Singh: You can look at the upcoming projects on Yamuna Expressway. This area will have good infrastructure in the coming years. In the other sectors of Greater Noida, if it suits one`s preferences as an end user there are lot of options in this range. But, from an investment point of view appreciation will be lower compared to other areas in NCR.

Vineet Singh: Depending upon the project and unit size, rates can vary from 4000 to 4500 psqft.
