The property prices had gone up illogically as in the case of Stock Markets. Now that the stock market is coming to its senses, real estate will follow the suit.
People say that the builders have minted money during the boom time and they are sitting pretty on cash balance but that is not the reality.
The greed of making more and more profits always drive a builder to acquire in new land. In the process he ploughs in profits and some times go beyond his own limits and borrow from the market either organised or unorganised. This leaves him dry of cash.
If a builder borrows money to acquire a plot of land and is not able to move his project then he is in deep trouble as the meter of interest keeps on ticking and eventually digs up a grave for to be profits.
In such situation it all depends on the nerves of a builder that he could sustain this situation.
In view of this a builder is left with no option but to sell his property in distress.
Already the smaller builders had started surrendering their land banks to big builders at throw away profits. Sooner will be the turn of big builders.
Thats the time the real estate market will crash. Actually crash is a wrong term, it should be said that the real estate market will come to sense....

Real estate prices are expected to to fall drastically and in any case by more than 30 % in a couple of months. Mr Agarwal seems to be conveying his assessment perhaps in too silky way. He should have also clarified about his company\\\\`s cash flow in the last six months as compared to the preceding year same time .There is no point in closing our eyes to gathering storm in real estate sector in particular and economy as a whole in general. It is better govt also stopped talking about sound fundamentals of IndiN economy when India is heavily dependednt upon exports in western market for earning its forex so badly required to finance its ever increasing oil import.

dont even go to any builder to ask if any they are giving any discounts. let them get so frustrated that they offer 40-50% discount. they have made buyers feel like beggers since last 3-4 years. ...
