Price : BSE: Rs 360.95 ( -6.66 % ), NSE: Rs. 360.90 ( -6.80 % )
The current price is surely an off shoot of the inflation and hike in lending rates, continuously eroding a firm fix of the final cost for an investor in a flat(not a share holder). So the progress of the sales expected from the individuals will be slow and mayome to nill as all are thinking thatthey have to consider to own a house or flat, in their home town. The Govt . policy to concentrate all industries in tier I cities and tier II cities deny an opportunuty for small wage earners to have a land or a flat. I view that the sky rocketing of the land prices can be brought down if all the Govt. employees, are transferred to their native places or near by, after getting their concent so that the demand for flats or houses in big cities will come down and their day today expences and commuting time will increase their hand cash, to consider to go in for owning a house or flat. The so called infrastructure is not in building 4-6 lane roads but in providing good public transport system or city buses and trying to bring educational instituitions near the residences.When the state s are not able to provide good roads or pavements for pedestrians, they are dreaming to bring the SKY or Highways nearer to the common man. This way, inflation will also be controlled as the demand for fuel will be less.But the Govt. is keen to make the man tired while entering the offices or homes and help him to own his own transport system-- car or scooter. Neither the office work is attentively done nor he cares for a happy home.Just for example, I can tell for certain that not a single boy\\`s school or gent\\`s college is available in many district head quarters. This true in Madurai. We had one all india radio station after 50 years of independence.
So only when the employed person is having spare funds he can consider to to own a house and till such time,the realty companies would suffer. Why can\\`t the govt. prepare plots in vacant lands and develop it for sales to their own Govt. employees first and for the public next? This will increase the construction activities of the companies.
Until then these developer will turn towards Malls or theatres or High-way-roads or airports which may not materialise early. Their profits will also be poor and hence the performance tobe reflected in the share prices.
