whoa pardner!! Ease up . . . you are well aware of whats happening in the market place.
There can only be an educated guestimate of projections . . which is what market trends are swinging on. I am certainly not the qualified genius to give you the history and geography of the realty prices pan-India!! :-)...

And how do you define normal market conditions and when do you think normal market conditions would prevail? Had market conditions been normal, realty prices would not have gone up that much in the first place.

a distress sale does not constitute the market rate for a said property . . . it is more an oppurtunity which the cash rich buyer would look for.
This would not be the rate that the company would look to sell under normal conditions. It is a business for the company but a recovery for the distress seller my friend. If prices could be brought down this would become a major strategy with the big realty players!! :-)

Its like saying let everyone sell their Unitech stocks at 50 but since I bought mine at 500 so the value of my stock is 500 and I will decide what price it sells.

pkk07, if Lehman even thinks of selling in distress, it will not be in pieces. And if its a one shot discounted deal, just maybe Unitech or some of the other HNI in the buying circle will make a major kill on the deal. Foregone obvious on the wall.
And hey! the rest of it will not sell at a discount, the distress portion will sell at the premium that Unitech decides to market their project at.
1500 cr project with escalation and value add over the next 3 years is not to be sneered at my friend!!
Make no mistake, this is a winner and attempts to garner at lower prices will continue . . . . go with the flow and pik as it dips with the effort!! :-)
Monies to be made here certainly!!

Look for my messages regarding realty companies, more importantly Unitech during 2005-2006. What I said then has come true. I told you all that Unitech is bluffing the investing public by giving out false figures of its holdings of land bank.
Now Unitech has played fraud by becoming catpaw for some other company in bagging 2G licence.
Don`t worry, the High Court would set aside the 2G licences granted to various licencees on `First Come First Served` basis, a policy declared illegal by the Delhi High Court in 1999.

Yes,the management is trying to sell the properties to clear the debt and the ongoing projects may be completed in scheule.... after clearing the debt,if they sell atleast one property of vacant land and 100 flats of both residential and commercial per quarter,they can get an eps of 5 for the next 8 quarters.... so with the 9 pe multiple the prsent price of 45 is not expensive.... the main worry is `confirmed recesion` and joblosses in all sectors.... the whole real estate sentiment/confidence is at zero levels.... the demand and supply ratio could be 1:9 in the housing sector for the next two years which could lead to drop the prices to further down.......

If the management sells and tries to clear the loans from the banks and sit idle with the constructed flats- the market is bound to improve in the coming one or two years where they can make a booty. After all most of the projects are in Tier one cities only and few of them in tier 2. Nothing to worry at current level- keep accumulating well below 50.00 and you are safe. Cheers

Unitec will definitely comes below Rs.27 within short term. No doubt about that. You can definitely buy at around 20 levels. Because Land values of all realty companies are shrinking because of global slowdown.
Recently Unitec and DLF pledged Andhra Pradesh govt that they cannot pay the balance amt commited to buy land in Hyderabad and requested the govt to allot land for the advance amt they had paid at the time of auction. But AP govt is not interested in this arrangement and wanted to scrap the total agreement and because of this there is no need for the govt to return the advance amt to them.
This clearly indicates that Realty majors Unitec and DLF are in doldrums and they may tumble. Before going to their all time lows they may rise 10 or 20% and again fall. The best example is JP Associates. It came from 500 to 45.
So you can stay away from the realty companies for some time.

Refunds are not the only worry for Unitech. A bigger threat is if lets say the deal is such that Lehman can not take its money back form Unitech before three years and Lehman needs the money now. In that case, Lehman may sell its stake at lets say half of its value. If that happens, the remaining part, which Unitech holds will also get the same valuation i.e., half.

However it the terms read as project based- then Official receivers have to wait till the project is completed and realised. As you said rightly: CURRENT PRICE OF UNITECH IS VERY VERY ATTRACTIVE FOR A LONG TERM INVESTOR. Keep investing in small lots and keep accumulating in a phased manner. All the best.

Unitec near term trading range could be 30-45.... small investors can trade in this band for small volatile returns....
The selling of land bank in noida may reduce the interest burden.... It looks ike that all the existing on going projects are fully financed and may complete as per schedule even though there are no buyers for flats/homes.... but expansions and future plans are under hit due to slowdown....
The real estate in india could not generate higher margins like before.... as banks are refusing to give loans easily to housing,buyers are disappearing.... unitec will continue to be selling all the vacant land bank to meet their salary expenses....
