30-07-09----
its a month from the budget, and now the banks are giving indications of hiking the rates ,as govt have declared of taking huge loans from the banks, so i dont think the rates will be more lower than now they are.
you can apply for scheme by sbi where they fix your rate at 8% for a year m then a 9% for next year, then your rate gets attached to heir PLR, that way you end up paying much of your principal in first two years only, and also at much lower rates...

the cost of refinancing will be
forclousure charge by SBIN (say 2%) + processing charge a your new financer say (1.25%) = 3.25%
now as the rate difference is very minimal only 0.65% , avoid refinancing as you will end up paying 5 time the rate differnce . and your breakeven will reached a end of 5 years .
if your rate difference was more say, 2-2.5 % then you must swicth over.
(me too switching from ICICI (13.75%) to SBI (12.25%) )...

Hello all,

I am 33 years old. I have an apartment in Bengaluru. I had taken around 22.5 lakhs of loan for 20 years from HDFC [Floating]. Last year i did a pre-payment of 5 lakhs and decreased the loan tenure to 15 years. Now i have a loan of around 16.5 lakhs.

With Current ROI of 10.75, my Last Installment Date is
31 March 2022

My Questions:
1. I have around 3.5 - 4 lakhs of cash now. Is it advisable to pre-pay the loan. with same tenure [15 years] or increase/decrese loan period? or any other variation.
2. Invest in some other place.
3. From a tax beneift perspective which is better.
4. Right now the apartment is vacant, will i get tax benefit for both Principle and Interest?
5. Till now i havnt invested in Stocks.

Please advise.

Thanks,
Shridhar...
