My father is planning to sell a house in Surat, Gujarat. This house was inherited by him from his ancestors and is more than 20-30 years old. I finalized this flat in March 2009 and also paid approx 5 Lacs towards the booking. After this I requested the builder to give me the Sale Agreement which he did but I also asked him to show the Master file (title clearance and so on) to which he told me that they do not have the N.A. certificate for the land, this came as a shocker to me and I did not sign the Sale Agreement, but my only problems is that I have already paid 5 lacs as booking amount. Should I go ahead with the deal in spite of the land not being marked as N.A. The builder also refused to hand over a copy of the Master File in spite of me paying the booking amount. ...
Speak to an advocate who is familiar with the status of the case v/s Noida Authority in the Supreme Court. As of now, the Judgment has been deferred and this has remained so for a year now.
Earlier, the Allahabad High Court had ruled that the Noida Authority had no right to impose the so called Lease Deeds which would have made Owners tenants in their own flats.
There are advocates in Jal Vayu Vihar who are familiar with the case proceedings and will help you with the right advice....

Me & my father in law purchased two adjoining houses in joint name on defferent dates in 1962 & 1968. We are residing in these houses seperately (one house is in possession of my father in law and second house is in possesion of me) Now we want to make our possession legal in papers by leaving our rights on each other houses. How can we enter in agreement and settle. Is there any legal charges for it. Kindly advise on this issue....
